What we do
The H Factor is a financial strategy practice for real estate. We arrange cost segregation studies for income-producing property, which puts the building, the land improvements and the fixtures on the depreciation schedules that actually apply to them. We arrange private lending, either as a direct participation or as an introduction to a capital provider whose terms fit the file. We help investors place capital into real estate they can see and understand. And through Hewett Homes we own and lease residential property ourselves, which keeps the advice grounded in the same decisions our clients are making.
Alongside the services, the office publishes an investor education library: recorded workshops, written guides and reference material on self-directed IRAs, private lending fundamentals, tax strategy and wealth building. It is free to read, and it is deliberately plain about how each strategy works and what it does not do.

Who builds and runs it
The H Factor is founded and led by Cynthia Hewett, CPA, MBA, a real estate finance and tax strategist who has spent her career on the numbers behind property. Cynthia reviews every engagement herself, and the office works by introduction: a conversation first, then a plan. Nothing on this site commits anyone to a transaction, and no study, referral or introduction leaves the office without a person approving it.
This website is the firm's own client platform rather than a brochure. Inquiries, lender and provider records, rental listings, referral tracking and the education library all live in one place, so the work does not get lost between tools.
